What helps us evaluate a property
You don't need all of this to get started — the address alone is enough. The more you can share, the more precise the conversation gets.
- The address, and whether the home is occupied, tenant-occupied, or vacant
- Approximate square footage, bedrooms, bathrooms, and lot details if you know them
- Known repair items: roof, foundation, plumbing, electrical, HVAC, water damage
- Anything unusual about title — probate, liens, co-owners, or an ongoing dispute
- Photos of the interior and exterior, even quick phone photos
- Your preferred timeline and anything that has to happen before you can move
After you accept an offer

The price, the terms, and the closing date go in writing. Nothing is binding until you sign, and you should read it carefully.

Title and escrow
A title or escrow company typically handles the paperwork, verifies ownership, and holds funds. They work for the transaction, not just for us.
Step 3
Property review
We may walk the property to confirm what we discussed. Surprises get talked through openly rather than used as leverage.
Step 4
Closing
On the date you selected, the sale is recorded and funds are disbursed through escrow.
